One of the most important things is placing the proper tenant into your property. Exit Realty Suncoast runs thorough background checks so we can assure to place the ideal tenant into your home. This includes:
search for any felonies
*Civil Search for Bankruptcies or Evictions
*Credit check to determine how individual handles their obligations
*Employment History verification
*Social Security Number and Driver’s License verification
Lease and Lease Execution:
Upon acceptance of the tenant we require a Reservation Fee of a minimum $500.00 to take the property off the market. This will be credited to the first month’s rent upon lease execution. In addition a Security Deposit will also be collected at lease signing. Security deposits will be held in a non-interest bearing Escrow Account. Our leases are the Florida Standard annual lease that have been reviewed by an attorney who specializes in Landlord/Tenant Law. Leases are continuously updated to stay current with the changes in local and state laws.
Collection & Distribution
Our collection and distribution of rents is a vital part of our service to you. We pride ourselves on getting rent checks out to our Owners in a timely manner. We offer direct deposit services to Local banks for the Owners convenience followed by monthly statements.
Exit Realty Suncoast is on call 24 hours a day, 7 days a week. All maintenance emergencies are handled quickly and in a cost efficient manner. Non-emergency maintenance requests must be made in writing to prevent frivolous requests. We utilize a reputable team of experts to get the job done. We also do inspections of the properties on a regular basis to ensure tenants are complying with the Rental Agreement and to rest assure the Owners that their property is being well cared for.
We are a full service management company. Due to our success over the years, we have been able to keep our fees at a competitive rate. We handle everything from showings, Tenant Screening/Locating, Lease preparations, execution and renewals. Our Fees for our Full Management Service ranges from 12% - 15% (annual) and 20% - 25% (seasonal) as the rents are collected. Our service includes tenant placement, collecting and processing rent and handling any service requests. You do not pay any additional fees for marketing/advertising or lease preparation, that’s what we are here for. There is an initial set-up fee for $99, and an annual fee of $99 thereafter, which covers online access to your account to view monthly statements and end of year reports (income/expense) for tax purposes. We do not take any fees until your property is rented.
